Choosing Sedum Species for a Southeastern U.S. Greenroof, by Bob Long

There are hundreds of Sedum species that are used on green roofs but only a very few do well on roofs in the U.S. South.  The reason for this is that Sedums originate in cold, dry climates of Europe, Russia and Japan. As such they handle the climate of Pennsylvania and Northeast very well but often get diseased and die further south.  The problem is caused by a combination of factors – plant shape, heat (90+ degrees F), high humidity, afternoon/evening rains and 2 major diseases (rhizactonia and pythium).  Does this mean they shouldn’t be used on a Southeastern greenroof?  ABSOLUTELY NOT!

On southern roofs, plants should be chosen not just for their hardiness zone but also for their shape and robustness (which may be related).  Plant species that have open configurations allow moisture to escape thus depriving diseases of the water they need for expanded growth during high heat periods.  Remember, at 90 degrees and above, the Sedums are actually becoming somewhat dormant for heat protection but just the opposite is taking place for the diseases.  Really tight grown single species or mats exacerbate this problem as they hold moisture and allow diseases close quarters for spreading.

My personal experience observing roofs and modules grown in my nursery indicate the following levels of robustness (Note:  Not all recommendations are Sedums):

Project Description & Details

In 1981 one of the world’s largest insurance and financial services groups decided to build their local headquarters in the heart of Stuttgart. At that time the office building complex was already a big step forward for urban development in many regards. Along with very advanced, environmentally friendly technologies it was also one of the first buildings to achieve the dual purpose of a green work space combined with luxurious living in the downtown of a large city. Green roofs are located on different levels throughout the building campus – atop the above-ground parking garage, and office and residential areas.

Designed by Brümmendorf, Müller, Murr, Reichmann and Luz Landschaftsarchitektur, the inner city oasis was constructed from 1981 to 1984. The green roofs were installed by Jörg Breuning, who was at the time with Otto Arnold GmbH, but now CEO at Green Roof Service LLC / Green Roof Technology. While most are inaccessible, some areas of the green roofs are accessible for coffee breaks and on the highest floors, there is usable garden space for the condominium owners. The top floor even offers extensive lawn areas as playgrounds for kids. Utilizing an advanced Optigreen Green Roof System with fully automatic high tide and low tide irrigation system in the mineral drainage layer, the plants “decide” when they need irrigation; no drop of water is wasted or can evaporate before reaching a plant. The depth of this highly efficient green roof is approximately 18″ and has allowed lawn, perennials, shrubs and small trees to grow for over 30 years without replacement or changing out the growing media.

In fact, the 30-year old roofs were looking in perfect shape and condition and received two prizes including from the oldest green roof association in the world, the FBB (Fachvereiningung für Bauwerksbegrünung): the “FBB Green Roof of the Year 2014.”

If you are a homeowner and have decided to have a new roof fitted you will find that there are many variations in roofing materials and styles.  Here in the UK the choice and designs are endless, from thatched to slate to green.  Your style of roof can identify your personality.

Dormer Roofs

People with an expanding family often open up their lofts to provide more room space in the home.  If you have decided to make use of your loft space one way you can increase the amount of light coming into the room is to use Glass Reinforced Plastic in your dormers construction when fitting new windows into the roof.  This can make a huge difference to the amount of space you have and will also be a straightforward process due to the fact that the whole dormer and roof are moulded in one piece.  This will give your new room a light and airy feel, opening up the space for all to enjoy.  As an added benefit, Glass Reinforced Plastic is known for its good thermal insulation properties, helping to keep your roof space warm and cosy year-round.

When travelling around the country or driving through some of the UK’s most beautiful villages it will soon become clear that architecture and roofing designs vary hugely from one area to the other.  Those homeowners who have more conservative tastes will love older buildings, complete with their individual roofing styles.  Norfolk in the East of England is well known for its rare and beautiful angel roofs first seen in the 1300s and involving a vast array of carpentry skills. Between the late 1300s and the mid 1500s several hundred of these roofs were built, approximately 140 of these still exist, mainly in Norfolk and Suffolk churches, highlighting the beauty and wealth of the area.

The thatched roof epitomises the quintessential English country home.  Many people will have imagined a country idle complete with roses around the door, a traditional style cottage or barn, as they envision making the transition to a quieter and more genteel pace of life.  Those moving from big cities to the countryside will be looking for a thatched barn conversion or a small cottage, something they may have craved since they ventured out of the city on holiday when they were younger.  It is important to note, however, that thatched roofs will need replacing at some point.  This is because they last an average of up to 50 years.

If you like modern architecture and enjoy watching programmes, including Grand Designs on TV, you might want to have this type of roof on your new build.  The roof compliments houses that have an unusual design and are constructed from pitch.  One of their main features is an asymmetrical construction that encompasses houses that feature one story at the front of the house, and possibly two storeys to the rear.

Most houses in the UK have a gable roof.  This doesn’t necessarily mean that you are like everyone else, because so often the interior of your house can say more about you than the exterior.  If you walk along any traditional street in the UK, the roofs may look the same, but the gardens and front doors will all be entirely individual.  Many young people invest in a terrace house with a gable roof as their first step on the housing ladder.  Renovating these types of houses has become a national pastime.

Lead Roofs

If you live in a country mansion or a converted church, you will no doubt love history and have a sense of style.  Beautiful and historic as lead roofs are, this type of roof can let in the rain and the cold if they’re not maintained, which can prove costly.  The Church of England is fighting a constant battle against lead thieves, as the price of this material is at a premium.  If you are considering investing in a piece of history, make sure that you have a good survey conducted; otherwise your roof repair bill could eat into your renovation budget.

Flat Roofs

With little or no slope, flat roofs are the most cost-efficient roof shape.  If you indulge in a flat roof, you probably love minimalist décor and enjoy living your life in the fast track.  Your house is probably full of contemporary paintings and the most up-to-date furniture.  Of course, flat roofs are also used on home extensions, but that’s another matter entirely.  And, followers of Modernist architecture often perceived the flat roof as a potential living area.

Naturally, enthusiasts of the living architecture community will enjoy the green roof, which can be applied to any of the above roof styles with the correct materials and construction (except for the lead and thatch roofs, of course).  If you are proud of your green credentials, then why not consider a green roof?  Although these roofs are more popular on the continent, with Germany and Switzerland leading the way, they have been constructed in the UK for about 20 years.  Sheffield is one local authority that requires new buildings over 1,000 square metres to have an 80% plant covering.

While grass was the component of turf or sod roofs over 1,000 years ago, developments in green roof design mean that modern incarnations often include a wide combination of succulents, grasses, and flowering herbs and perennials.  Whether you choose grasses or a more biodiverse plant palette, to ensure that green roofs are completely water tight they will always include waterproofing and drainage layers, among other optional layers.  And if your slope and roof loading allow it, you could also opt for the intensive green roof – or roof garden – and indeed use it as a literal living area.

Conclusion

Whether you live in a modern home or older property why not become a true champion of all things green by fitting a green roof on your home?  Not only will you be playing your part towards helping the planet, you will also have a stylish and future-forward addition to your home, which will say a lot about you.

Project Description & Details

Pursuing LEED Silver, the four-star 167,888 square foot Hilton Garden Inn West End hotel is an upscale mid-priced 238-room hotel situated within walking distance of Washington, D.C.’s most iconic attractions and corporations. Upon opening in May 2014, the Hilton Garden Inn began participating in the LightStay program, a Hilton Worldwide initiative to save energy by continuous measurement and reduction of electric, gas and water consumption. Contributing to the LEED accreditation, this property designed by Shalom Baranes Associates includes condensate recovery, ventilation recovery, low VOC finishes and seven separate vegetative roofs over three different roof levels.

Prospect Waterproofing installed the second level courtyard greenroof system by American Hydrotech with over thirty different varieties of perennials and deciduous shrubs in engineered growing media ranging in depths of 8″ to 16″. Triangular pyramidal skylights lend a modern feel to this outdoor space, while a perimeter green screen with trellising vines add additional urban greenification. Vegetation at the pool deck and penthouse roof levels consists of deciduous perennials intermixed with sedum and other succulents. Tall grasses installed near the building rising wall adjacent to the pool area offer contrasting vegetation heights. Below surface drip irrigation was installed and in lieu of standard irrigation timers, soil moisture sensors mitigate any unnecessary watering. Craning in a difficult and high-traffic area of DC made logistical coordination essential. Construction required coordination with multiple trades including masons, electricians, steelworkers and plumbers.

Project Description & Details

The LEED Gold certified Nashville Music City Center (MCC) is a 1,200,000 square foot convention center in the SoBro (South of Broadway) district in Nashville. Five stories high, the wavy roof has three independent greenroof sections which mimic the rolling hills of Tennessee. The iconic greenroof design represents the frets and body of a guitar – including 845 solar panels incorporated into the guitar body itself. A 360,000 gallon rainwater collection tank stores rainwater from the roof which is used to irrigate outdoor landscaping and flush the hundreds of toilets in the building.

The Music City Center is the recipient of the Green Roofs for Healthy Cities 2014 Green Roof Special Recognition Award. The co-recipients are Roofmeadow, who designed the greenroof, provided construction oversight, and oversees maintenance; Greenrise Technologies, who constructed the greenroof and also conducts greenroof maintenance; and TVS, lead architect, who conceived the greenroof project and laid out the signature green diamond pattern. Greenrise Technologies says “This project represents the ultimate fusion of aesthetics and engineered performance.”

Designed for stormwater retention and urban heat island reduction, the greenroof can handle a 2.6-million-gallon stormwater offset. Protected by a waterproofing membrane from Sika Sarnafil with Xeroflor Enkadrain®/W 3601 drainage, the shallow under 3″ deep rooflite® Extensive MCL substrate blended by Garick is covered with pre-vegetated sedum mats from Sempergreen. The undulating surfaces with pitches ranging from 16 – 25% required slope stabilization of the media, and the Anti-Slip System Type N with net and sills from Optigreen® was used, supplied by Conservation Technology.

Project Description & Details

Located in the nineteenth century historic inner city Over-the-Rhine neighborhood of Cincinnati, Rothenberg Preparatory Academy offers education from Preschool through 6th Grade. The Rothenberg Rooftop School Garden seeks to provide and sustain unique learning opportunities for its students through hands-on garden-based lessons and to engage community members in rooftop activities through the school’s function as a Community Learning Center.

Slated for replacement, in 2008 the Over the Rhine Foundation (OTRF) – with support from the local community – led the charge for preservation and the Cincinnati Public School Board agreed to renovate instead of tear down the historic building. The OTRF then began fundraising for the rooftop garden. Covered by a Carlisle membrane, thirty five planting beds of various sizes were installed by Green City Resources at 9 inches deep with the rooflite® Intensive Ag growing medium. Vegetables are currently being served in the cafeteria from the greenroof and the students love them. Built to achieve LEED Silver, the Rothenberg Rooftop Garden is an innovative model for learning and a point of pride, and has been a labor of love for many.
