Position: Project Manager

Founded in 2006, Living Roofs, Inc. is an award-winning construction, design, and maintenance company specializing in high performing landscape-on-structure projects, including green roofs, amenity decks, and living walls. The Project Manager will report to the Sr. Project Manager and will be responsible for ensuring smooth and efficient execution of assigned construction projects from contract negotiation through project completion. This position requires exceptional organizational skills, strong problem solving ability, and an eagerness to lead and collaborate with Living Roofs’ interdisciplinary team to ensure seamless project delivery for our clients.
Key Responsibilities:
- Review construction contracts for scope accuracy and negotiate terms.
- Thoroughly evaluate all specifications, plans, and details for projects under contract.
- Schedule and lead project kickoff meetings with internal team members.
- Manage all aspects of the submittal process for assigned projects: track communications with clients, schedule and lead internal review meetings, drive the development of shop drawings by engaging with the Design Studio or subcontractors, package product data submittals, obtain and send physical samples to appropriate parties, and manage submittal deadlines.
- Track material lead times and manage procurement to avoid project delays.
- Provide regular schedule updates to team, clients, vendors, and subcontractors.
- Attend and contribute to pre-construction meetings led by Construction Managers.
- Support construction managers during project installations.
- Package and provide closeout documents to clients.
- Track construction project invoicing due dates and ensure invoices are submitted on time.
- Work collaboratively and develop relationships with a variety of stakeholders, including project team members, general contractors, architects, subcontractors, vendors, and clients.
- Gain field exposure through onsite project support, as opportunities exist.
Qualifications:
- 3 years project management or related experience in commercial construction or landscaping.
- Excellent written and verbal communication skills.
- Extremely high attention to detail and must work well under pressure when facing deadlines.
- Strong problem-solving ability and exceptional organizational and administrative skills.
- Ability to multi-task and effectively manage time and priorities. Must be highly organized.
- Exceptional computer skills. Mastery of Microsoft Office, Google Suite, and Adobe Acrobat.
Preferred:
- Proficiency with Bluebeam Revu, Procore, BuildingConnected, ConstructConnect, and PlanHub.
- Previous green roof experience.
Compensation & Benefits:
Salary starts at $70,000 per year. Benefits include 10 days paid time off, 5 days paid sick leave, 8 paid holidays, 2 hours paid voting leave, paid parental leave, company retirement plan with 3% employer match, and discounted corporate YMCA membership.
